VA Home Loans: What You Need to Know

If you're a veteran, active-duty service member, or a surviving spouse, you might be able to get a VA home loan. This special loan helps you buy a home with great benefits, like no down payment and lower interest rates. But there's one important rule—you have to live in the home as your main place to live.

Why You Have to Live in the Home

The VA home loan is meant to help military members and their families have a stable place to live. It's not for buying vacation homes or rental properties. When you get a VA loan, you agree that the house will be your main home.

Moving In and Living There

Once you buy the home, you usually have to move in within 60 days. There are some exceptions, like if you're in the military and have to live somewhere else for work. In that case, your spouse or child can live in the home instead.

If you later decide to move out, that’s okay—you can even rent out the home. But you can’t use a VA loan just to buy a house for renting right away.

What Happens If You Break the Rules?

If you use a VA loan the wrong way, there can be serious problems, like:

  • Losing Your Home – If the lender finds out you didn’t follow the rules, they could take back the home.
  • Legal Trouble – Lying about your home could be considered fraud, which has big legal and financial consequences.
  • Losing Future VA Loan Benefits – If you break the rules, you might not be able to get another VA loan later.

Other Loan Options for Second Homes

If you want to buy a vacation home or rental property, here are some other loan options:

  • Conventional Loans – These can be used for any home, but they usually require a bigger down payment.
  • FHA Loans – These are mostly for main homes, but you can use them for multi-unit properties if you live in one of the units.
  • Investment Property Loans – Some lenders offer special loans for buying rental homes.
