Timeline to Get Your Mortgage Loan Approved in 10 Days

Day 1: Initial Application, E-Signing, & Document Upload

  • Loan Application: Submit a complete mortgage application online, providing basic information about your financial situation and the property you’re looking to purchase.
  • Upload Documents: Upload all required documents, including ID, recent pay stubs, tax returns, and bank statements. This will allow us to verify your financial standing and expedite the approval process.
  • E-Sign Documents: Review and electronically sign all initial disclosure documents, such as the loan estimate and other required paperwork, to move the process forward quickly.
  • Pre-Approval: Obtain a pre-approval letter from Pure Rate. Ensure your credit score, income, and assets meet the requirements, and provide the letter to your realtor.
  • Order Appraisal: Pay for the appraisal with a credit card. Pure Rate will order the appraisal immediately, aiming to complete it within the next few days.
  • Order Title: Pure Rate will order title documents from the closing attorney or title company of your choice (please provide contact info).
  • Get Insurance Quote: Call your insurance agent to get a quote and send it to Pure Rate so we can ensure your new home insurance is properly set up for closing.

Day 2-3: Documentation & Employment Verification

  • Additional Document Submission: Provide any further documents requested by the lender once initial documents have been reviewed.
  • Employment Verification: Our underwriting partner verifies your employment and income directly with your employer.
  • Schedule Home Inspection: If not already done, schedule the home inspection to be completed within the next few days.

Day 4-5: Appraisal, Inspection, Insurance, & Title

  • Home Appraisal: Ensure the appraiser delivers the report promptly, ideally within 1-2 days.
  • Home Inspection: Complete the home inspection and address any significant issues that could impact loan approval.
  • Title: Receive title work back from the title agent.

Day 6-7: Underwriting Review

  • Underwriting Submission: Pure Rate submits your final conditions, including the appraisal report, to underwriting for a detailed review.
  • Condition Clearing: Address any conditions or requests from the underwriter, such as providing additional documentation or clarifications, as quickly as possible.
  • Initial Closing Disclosure: You must acknowledge receipt of this at least three business days prior to closing.

Day 8: Final Underwriting & Approval

  • Final Review: The underwriter completes a final review of all documents and clears any outstanding conditions.
  • Clear to Close: Receive the “clear to close” confirmation from the underwriter, signaling that all requirements have been met.

Day 9-10: Closing Preparation & Finalization

  • Closing Disclosure: Receive and review the Closing Disclosure, which outlines the final loan terms and closing costs.
  • Final Walkthrough: Conduct a final walkthrough of the property to ensure it is in the agreed-upon condition.
  • Closing: Complete the closing process by signing all necessary documents, including the mortgage note and deed of trust, to finalize the loan and take ownership of the property.
